Design and Construction

The Ascot Passivhaus, designed and built by Allan Hocking of Hocking Homes Pty Ltd, brings together the best of Passivhaus and Passive Solar principles to create a high-performance, climate-responsive home in Victoria’s Goldfields.

Unlike traditional Passive Solar homes that rely on orientation, Passivhaus design uses precise calculations and performance-based standards to ensure exceptional energy-efficiency regardless of direction. At Ascot, both approaches work in harmony—achieving optimal comfort, reduced energy use, and maximum seasonal performance.

The home’s envelope features high-performance continuous insulation rated at R5, with airtight and windtight layers protecting the entire building structure. Every junction—walls, roof, and floors—has been meticulously detailed to maintain insulation continuity and eliminate unwanted thermal bridges. Structural timber is the only minimal thermal bridge within the external walls and roof intersections, a rare achievement even among energy-efficient homes.

The floor construction incorporates a 90mm thermal screed poured over XPS insulation, isolated from the external environment. This screed acts as a large thermal battery—storing heat in winter and remaining cool during summer—while working seamlessly with the home's overall passive solar design. Internally, two concrete feature walls, also thermally isolated, further enhance thermal mass performance, contributing to stable indoor temperatures year-round.

The roof features a distinctive butterfly design with an internal box gutter system. Built entirely at ground level to enhance quality control, the roof assembly includes LVL rafters, OSB sheeting, Pro Clima Mento wrap, counter battens, roof battens, and zinc roofing. After installation, R6.5 insulation was added from underneath, followed by an airtight Intello membrane and a dedicated service cavity, protecting the critical layers and integrating the MVHR (Mechanical Ventilation and Heat Recovery ) ducting.

All windows and doors are triple-glazed with timber-aluminium frames, Low-E glass, and are positioned for optimum solar gain and shading. East-facing windows capture morning sun, while the absence of west-facing windows prevents harsh afternoon heat gain. Large porticos protect glazed openings at the east and west ends, integrating stormwater management systems within their design.

The result is a living, breathing example of how Passivhaus Standards and Passive Solar design, when combined with craftsmanship and care, can deliver a healthier, more resilient, and more comfortable way of living.

The house sits on land nurtured by Allan over three decades. Once overgrazed, the property has regenerated into thriving native bushland with diverse plant species and visiting wildlife. The surrounding environment not only adds beauty and serenity—it reinforces the home’s connection to nature and commitment to sustainability.
